NOVEMBER 5, 2007

 

 

A Regular Meeting of the Flushing Planning Commission was called to order by Chairperson   Robert Matsko on November 5, 2007 at 7:30 P.M. at City Hall.

            MOTION by Keane, supported by Olson, to approve the minutes of October 3, 2007 as written.

New Business:           PUBLIC HEARING – SPECIAL USE PERMIT WITH SITE PLAN

                                                                                    1460 & 1468 E PIERSON RD

                                                                                      55-36-532-018 & 55-36-532-019

                                                                                                (DELEHANTY)

 

            MOTION by Johnson, supported by Keane, to approve the special use permit for 1460

                        & 1468 E. Pierson Road with the following conditions:

1.      No parking in the 15-foot green belt area.

2.      They will not be using the buildings as businesses. (Parking calculations would change with building use.)

3.      Permit parking of a total of 10 vehicles in the front of buildings.

Yea: 9

Nay: 0

Motion carried.

 

Discussion:

  • Mr. Borgerding asked Mr. Delehanty if the site plan was drawn to scale; Mr. Delehanty stated no, he drew the plan and it is not to scale.
  • Mr. Keane stated he would like to address the Rowe review regarding lighting and clear vision triangle.
  • Mr. Delehanty said his desire for the property is to park 10 to 12 cars in the front of the buildings.
  • The Commission discussed the nine Rowe review items:
    1. No addition exterior lighting is planned.
    2. Looks like there is no problem with clear vision triangle.
    3. Advised Mr. Delehanty of the no parking requirement for the 15-foot green belt area.
    4. At present the two building are not in use so no additional parking spaces are required.
    5. Mr. Borgerding asked what they were doing about signage and Mr. Delehanty said he was not planning to make any changes to the signs.
    6. The Commission did not see any negative impact with the parking of limited vehicles on the front of this site.
    7. No additional landscaping will be required.
    8. No design standards, in article 9, apply to this request.
    9. The Commission discussed:
      1. The size of the parking areas.
      2. The use of the drives.
      3. The building use.
      4. Use of area behind the buildings. (The owner has no plans to use the area behind the buildings.)
